Redsun Completes 14,000 sq ft Sale in Knowsley

Our client Redsun Projects has sold Phase II Knowsley Hub to JR Webster. Knowsley Hub is an established trade counter development which is already home to established occupiers including South Coast Insulation Services, Howdens and Sterling Plastering.

Located off South Boundary Road, the site occupies a prime position within Knowsley Industrial Estate and was acquired from Knowsley Borough Council in 2021. Redsun has subsequently redevelopment the site constructing Phase I of which it has retained ownership & II Knowsley Hub, extending to a total of 50,396 sq ft of which Phase II totalled 14,000 sq ft.

Headquartered in Sandycroft, J R Webster is a renowned provider of hardware and engineering tools operating from a network of nine depots across the North West and Wales regions.

Reflecting on the scheme, Nick Wightman, director at Redsun, commented: “Having taken the decision to build the second phase speculatively, we’re very pleased to see J R Webster acquire the property and expand its operations across the region. This scheme is an exemplar of what can be achieved when you have a proactive Council on board that can see the value in high quality commercial development, creating further investment and jobs for the area.”

Our colleague, Alex Perratt, joint agent for the scheme with Avison Young, added: “This was a superb deal for all involved. We engaged with J R Webster from early stages of construction and are pleased to see them acquire a new unit on the estate reinforcing commitment to the location. The scarcity of high-quality trade units available for sale was reflected in the values obtained. Redsun are due to imminently complete the constriction of Hub 50 a new build 50,000 sq ft unit which forms the final phase of development.”

Phase II was sold from an undisclosed sum.
